A complete set of rigid requirements for office space for office furniture customization
1). Basic physical size requirements (length, width, height, floor height, ground and wall)1. Floor height and net height standards (JGJ/T67-2019 national standard)
Large open office space (with ceiling air conditioning): clear height ≥ 2.5m
Independent manager's room/single office: clear height ≥2.7m
For full-ceiling file cabinets and image background cabinets: the floor height is recommended to be ≥2.8m, otherwise the cabinet will be depressing and the top will be difficult to close.
Floor: The floor flatness error is ≤5mm. If the height difference on the floor is too large, tables, chairs, and partitions will tilt and sway. Carpet/floor tile floors do not affect customization. For elevated floors, the manufacturer must be notified in advance to reserve wire troughs.
2. Reserve space for walls, beams, columns, doors and windows
Leave a 50-100mm gap between the wall cabinet and the wall to prevent moisture, facilitate cleaning, and avoid moisture deformation of the wall.
Around columns and load-bearing columns: The distance between furniture and columns is ≥300mm, leaving space for maintenance and heat dissipation; special-shaped beams and columns can be customized with embedded corner cuts to make full use of dead corners.
Doors and fire doors: Furniture should be ≥1000mm away from the door opening, and there should be no obstruction when opening the door; the door leaf should be fully opened without colliding with desks or partitions.
Window sill: The distance between low cabinets and tea cabinets is ≥ 200mm from the windows to avoid fading and deformation of the panels due to sunlight exposure.
2). Hard spaces for passages and people flow lines (fire protection standards must be met)1. Minimum clear width of passage (fire acceptance red line)
Main evacuation passage (corridor, door entrance and exit): ≥1500mm, can be used by two people and trolleys.
Work station secondary channel (middle of two rows of work stations): ≥1200mm, single person can enter and exit normally, and there will be no congestion when pulling a chair
Reserve operating space behind the chair: after the seat is pulled out, the clear distance behind the back should be ≥900mm to avoid bumping into the cabinet when standing up.
Wheelchair barrier-free passage: main passage ≥1500mm, door opening width ≥900mm
2. Basic usable area of a single workstation
Single standard workstation net area ≥ 2.5㎡ (1200×600mm basic size); comfortable model 1400×700mm, suitable for multi-screen office positions in design and finance
3). Space requirements for water, electricity, air conditioning, and fire protection points (must be surveyed before customization)1. Reserved sockets for strong and weak currents
Reserve a 100–150mm cavity on the back of office desks, front desks, and conference tables to hide sockets, network cables, and cable management slots
Ceiling cabinets, tea cabinets, and bar counters need to locate wall sockets in advance, and the cabinet openings must be accurately matched to the points without blocking the sockets.
It is prohibited to directly penetrate electric wires into customized furniture without casing, otherwise the fire inspection will fail.
2. Air conditioning and fresh air equipment
The cabinet below the air outlet of the air conditioner should have a vertical distance of ≥300mm from the air outlet. It should not block the air outlet and avoid condensation water from wetting the board.
There should be no high cabinets or partitions around the fresh air vents and return air vents, and ventilation space should be reserved.
3. Mandatory reservation of fire protection facilities (top priority)
**≥500mm** is reserved in front of fire hydrants and fire extinguishers for barrier-free operation. Furniture must not block or block it.
Do not install high partitions or ceiling cabinets within 1.2m below the sprinkler head or smoke detector to prevent blocking the induction
It is strictly prohibited to place file cabinets, front desks, or high screens in evacuation passages and safety exits to block escape routes.
Fabrics for upholstered sofas and fabric partitions must be flame-retardant, and a flame-retardant test report must be provided for confined office areas.
4. Minimum space area requirements for different functional areasOpen employee area starts at 2.5㎡ per person; for a group of 4 workers, it is recommended to occupy an area of ≥12㎡, and reserve passageways around it.
Independent manager’s office/boss’ office, basic minimum area ≥9㎡ (1.8m executive desk + bookcase + visitor chair); comfortable version 12–18㎡, tea table can be added
Small negotiation room (4–6 people) area ≥8㎡, with space reserved around the round table/long table, average usable area ≥1.8㎡ per person
Medium-sized conference room (10–15 people) ≥18㎡, U-shaped/long conference table, ≥1.2m aisles reserved on both sides
Front desk reception area The total length of the front desk is ≥1.8m, and ≥1.5m is reserved outside the front desk for waiting and standing space. The depth of the rear image cabinet is 35–40cm.
Tea/leisure area: independent area ≥6㎡, water bar, leisure booths, lockers are placed in separate areas, away from the main office area to reduce noise
5. Space restrictions caused by partition and cabinet customizationGlass high partitions are best if the entire partition wall space is complete without too many columns; the width of a single glass is ≤2.4m, if the space is too narrow, only narrow frame segmented partitions can be made
Full-ceiling lockers. The space height is less than 2.6m. It is not recommended to make full-ceiling lockers because they are visually depressing. Leave a 5–10cm inspection gap at the top.
Workstation screen height adaptation space
Low screen 0.4–1.2m: suitable for large open spaces, without blocking lighting and ventilation
High partition 1.5–2.2m: to separate independent offices, the space opening should be ≥3m to avoid crowding.
6. Supporting requirements for lighting and sound insulation spaceLong and narrow offices with poor lighting: use less closed high cabinets and opaque panel partitions, and use more glass and low cabinets for partitioning to avoid dark spaces
Private office area for finance and personnel: There are no large glass windows in the walls of the space, and high partitions of more than 1.5m are used to ensure privacy.
Noisy areas near elevators and corridors: Customized partitions with sound-absorbing soft packs, sound insulation cotton installed on the back panel of the cabinet, and reserved sound insulation construction positions on the walls of the space.
7. Later flexible expansion space requirements (for long-term use by enterprises)Reserve 10% blank area in the workstation area to meet staff expansion and increase workstations
Cabinets and partitions should be modular and removable, and the space should be neat and square to facilitate later adjustments to the layout.
Narrow, irregular and special-shaped spaces: large quantities of standard finished furniture cannot be used, and corners must be precisely cut and embedded customized throughout the house.
8. Quick summary (8 spatial conditions must be checked before customization)Does the floor height and net height meet the requirement of full-ceiling cabinets and high partitions?
Protruding dimensions of beams, columns, doors and windows, and whether special-shaped corners are required
Whether the width of the main/secondary passage meets the fire evacuation standards
Accurate positioning of strong and weak electricity and air conditioning vents
Are there any obstruction risks for fire hydrants, sprinklers and smoke detectors?
Can the area of each functional area accommodate corresponding furniture (workstation/meeting/front desk)
Floor flatness and whether there is any height difference
Lighting, noise, and blank areas reserved for later expansion
